Fee Structure
We offer a hybrid fee structure, combining hourly and lump sum fees, for full architectural services. From project conception through Schematic Design and Design Development, an hourly rate provides flexibility as the project's scope, budget, and design goals are still being defined. Once the plans are developed and finalized, and we begin to transition into the Construction Document phase, a lump sum fee will be presented.
Our fees are detailed in the Design Agreement, which includes an estimated number of hours for Schematic Design and Design Development. This estimate can serve as a "not to exceed" amount. Should additional hours be required, we will notify the client and obtain approval before exceeding the agreed-upon hours. While the lump sum fee may be estimated in the Agreement, it will most likely be finalized based on the project's status at the end of Design Development and mutually agreed upon before the Construction Documents phase begins.
Fees for Additional Services can be negotiated at the project's outset but are typically addressed during the design phase when there is greater project clarity.
Design fees are influenced by several factors: the project type, its complexity, the owner's specific needs, the potential for additional services, and the level of deliverables required as outlined in our Design Packages. We may also opt to negotiate our fees as a full lump sum or as a percentage of estimated construction costs, depending on the owner's needs and project goals.
We require a retainer before commencing work and invoice for services rendered on a bi-monthly basis, following your receipt of deliverables. Invoices are presented upon deliverables due, prepared and sent electronically, and can be paid online.
